Does my house need a rewire?
The only way to say is to inspect the property: there are no standard guidelines which determine at what age wiring needs replacing. Old wiring doesn’t necessarily mean unsafe, and newer wiring doesn’t necessarily equal a safe installation.
The materials used in the installation and the way the building was used affect the wiring. The best way to see if the house needs a rewire is to have it inspected by a qualified electrician. We advise an inspection every ten years for owner-occupiers and every five years for rented properties. Such an inspection includes a number of tests that will check if the wiring and other elements of the electrical installation are safe and if anything needs updating of repair.
It is also worth keeping an eye on the condition of your home installation: switches, sockets, cables and other parts. If anything unusual happens – for example burn marks on plugs, circuit breakers tripping unexpectedly – get the wiring checked by a competent electrician.
Are there special rules for landlords letting a property?
A landlord needs to ensure that installations in the property are safe when the tenancy starts and that it is maintained in a safe state during the tenancy, as per provisions of The Landlords and Tenants Act (1985).
To comply with these requirements, a landlord should get an Electrical Condition Report (EICR) done by a registered electrician for any property they intend to let out. If the report finds faults that need repair or upgrading, the work can be done before the tenants move in.
